Originally, the project was started in 2010 at prominent location of Bandra West. The Appointed Developer had approved the Proposed Plans, loaded with TDR and other applicable FSI. The appointed developer had vacated and demolished the building. In spite of achieving this Stage, the developer could not start the work on site, because of various litigations amongst member to society and member to appointed developer. Due to litigation, viability of the Project went haywire. We were appointed as a PMC in 2018.

Original offer to member was in DCR 1991, whereas when we were appointed new DCPR 2034 was already introduced. Upon our appointment, we worked out the new feasibility and negotiated with the developer and achieved the win situation amongst the developer and the members. Whereby the Members were benefited by receiving their pending arrears of Rent for last Five Years, Plus additional Corpus Fund, Additional and modern Amenities which were superior than the agreed one. All this benefits and settlement was documented and executed by filing the Consent Term at Bombay High Court. Construction Work was going on in the both Covid wave also. Members got the Rent for Covid Period also. Now the Building is completed with OC and known as one of the prestigious Project in Bandra, commanding premium price in the vicinity.
