HOUSING CONSULTANT

To oversee and guide the society as per the guidelines dated 04.07.2019 issued u/s. 79 A. To correct, revise & finalize the draft of agenda notice, minutes of meeting of all meetings related to redevelopment. To draft the resolutions as required to be entered in minutes of meeting. To help the society to reply to the communication received from members (if any) in matters of redevelopment. To guide the society in accepting the purchasers of the sale part as members of the society after completing all due diligence.

CHARTERED ACCOUNTANT

To list out the financial documents required to be submitted by the participating bidder and add the same in Bid Document. To verify the financial documents submitted by the bidder along with the bids and to call for additional documents if required and submit a report accordingly. To verify the authenticity of the financial claims made by the bidder on his capacity to undertake a project of such scale as the society requires it to be. To submit a detailed report to the society for their understanding

CONTRACT MANAGEMENT / LEGAL

To verify all the documents of the society plot i.e. legal, including Sale Deed, Lease Deed, Deed of Conveyance, Deed of transfer / assignment. To verify the Property Register Card, Town Planning Remarks. To understand the members requirement both legal & technical and prepare and present the Draft of Bid Document before the General Body. Suggest ways and means of entire tendering process inviting offers from reputed developers. To verify the bids & the contents therein received from participating bidders, prepare a Comparative chart of offer received, to verify the legal status of the participating bidders. To Prepare or Vet the letter of Intent to be issued to successful bidder, Vetting/ addition / deletion of clauses in Draft Development Agreement, Power of Attorney, permanent alternate accommodation agreement (PAAA) and all such legal documents that may be required to be executed in the process and to finalize the same considering the safety and interest of society.

ENGINEER/S

To keep regular tab on the construction activity right from excavation, piling to construction of plinth, to measure and supervise casting of each slab, RCC. To keep over all tab, monitor, supervise the overall construction of the entire building in accordance to the approved plans and agreed terms and as per the Bar Chart. To have periodic visits to under construction site and to provide onsite reports along with the photo of the construction activity to the Managing Committee. To point out deviations (if any) delay in construction activity.

ARCHITECT/S

Evaluation/ verifications of Last approved plans & other technical documents, Verify Set back (if any), Consumption of FSI, Preparation & Presentation of Feasibility Report, Negotiation with developer along with society for a revised offer. Verify the proposed plans submitted by developer in accordance the members entitlement & the agreed terms and suggest ways and means (if needed & as per norms) to improvise as per members requirement, finalizing the proposed amenities, verify the approvals, NOC’s received from concerned departments, Verify the raw material as per the IS Code of practice and quality of construction and the construction activity incl. certifying the proposed additional area as per the approved plan and agreed terms. To verify and certify the carpet area in the new building along with the agreed amenities to individual members and society. To approve taking possession of the new flats after verifying the OC/ BCC. Also to suggest remedial measures in case of delay by developer.
